What we do
We buy land in and around Cabarete, design residential projects for it, build them with our own site team and sell them directly to buyers. Two projects are under construction now: Villas del Sol, nineteen detached villas on an 11,000 m² gated site by the beach, and Flora Garden Residence, twenty-four apartments and penthouses in the centre of town.
Because we are the developer rather than a reseller, the price you are quoted is the price, the payment schedule is tied to construction milestones we control, and the specification is written into the contract.
How we build
Block construction with reinforced concrete frames, porcelain tile floors, imported bathroom fittings, modular hardwood kitchens, doors and closets, and precious-wood front doors. Air-conditioning and gas lines are pre-installed. Villas get a 9,000-gallon pool and a 4,000-litre water tank on the layouts that include them; the apartment complex has a backup generator and its own water well.
Delivery runs six to eight months from contract on the villas, depending on layout. We photograph both sites continuously and send progress to buyers rather than waiting to be asked.
Legal and title
Every transaction runs through the project's law firm, García Tallaj, in Puerto Plata: due diligence at the Registry of Titles, the reservation and purchase contracts, notarisation and the registration of the new Certificado de Título in the buyer's name. Buyers are free to use their own lawyer instead, and several do.
